Study on Land Use Control of Scenic Area Designated at Loose Regulation Area in Non-Area Divided City Planning Area

This study aims to clarify the situation of the land use control of the Scenic Area at the loose regulation area by showing the designation process, the development trend and the control condition.
The research was advanced by the following process; 1. Typification for whole Scenic Areas from three axes such as the scale, the relation to the zoning area and [the relation to the control of other act; 2. Selecting the detailed survey districts; 3. Field survey of the districts and hearing investigation of municipalities.
As a result, we clarified that the Scenic Area has the limit in the restriction effect and that the change in the area was needed in the district designated on a large scale. We propose both Scenic Area and Specific Use Limitation Area should be designated as a solution of these problems.
