Study on Possibility of Rebuilding Passing Age Apartment House in Local City

This research aims to consider the rebuilding possibility of the passing age apartment house in the local city from 1) the case study in the Fuji apartment house in Niigata City that is the only rebuilding case which both the ratio of building volume and the number of houses decreases in the whole country and 2) the investigation about the situation, ownership and management situation of existing stock of the passing age apartment houses in Niigata City and Nagaoka City.
As a result, we clarify the followings. 1) For Fuji apartment house, one of the factors that were able to agree on rebuilding is that the owners who reside in the apartment house are few as a result of the hearing investigation to the rebuilding union and the management union and the analyses by real estate register information. 2) For the passing age apartment houses in Niigata City and Nagaoka City, the superannuation of the buildings and the resident's aging has advanced; There are many units of which the owners and the residents are the same; A lot of apartment houses do not correspond to rebuilding.
