Study on the Use State of Fixed-term Land Leasehold in Local City

After the war, One's own house intention has risen rapidly, and the suburbs sprawl has caused the urban area expansion and the density decrease. The Fixed-term Land Leasehold that was founded by revising Leased Land And House Lease Law 1992 Amendment is not so supplied on a nationwide scale and its quantity is about 20 percent in local city region. Then, this study clarifies its condition in the local city and the attitude of residents who use the system.
Therefore, we analyze existing material for Fixed-term Land Leasehold, and make questionnaire survey for the residents' attitude. As a result, there is a large difference in the number of sales lots by the region though it has been gradually increased in the local region. Moreover, a lot of the sites of Fixed-term Land Leasehold in the local city are located in the boundary of UPA, and has been used for a new estate development. On the other hand, the person who hopes for the residence with the detached house in the local city wants to own land and the building by himself or herself. Therefore, a present sales form doesn't adjust with resident's needs.
