Study on Land and Building Use and its Relation of Right at the Central Area in the Local City

This study targets the whole area of central commercial district in Sanjo City and Joetsu City Takada District, and aims to obtain a basic finding concerning the rights condition at the central area in the local city from the use of land and building and the relation of right between land and building. We clarify that the ratio of the detached house is higher than that of the commerce. Though the commercial district should be an area where the convenience of commerce is attempted, it is difficult to say that the area is used densely under present condition. We find that the ratio of simple rights is more than those of complex rights in both cities from the relation of rights between land and building and we can say that the right complication is not remarkable. It is wrong that the relation of rights causes little liquidity, and the problem is that the landowners have various considerations. It is a cause no advancement by densely use that the commercial district is too wide. We think that it is necessary to squeeze the designation of the commercial district to a constant scale and to promote the use corresponding to the zoning in the future.
